Research background and motivation

• Taiwan's law on the Administration of Apartment Buildings was enacted in 1995 and mainly focuses on cleaning and security services of property management. However, property management companies are facing ever-changing technological changes in recent years. In order to accrue a more diversified customer base and provide essential tech-based services, it is necessary to introduce new integrated service functions and increase the value-added of products.

• The report aimed to address how potential obstacles can be overcome to find a win-win solution for property management firms and consumers who may reject to pay additional fee on tech-based property management service.

Research purpose

• Understand current situation and future development trends of the domestic and foreign property management industries.

• Identify current limitations of legislation and supply-demand side and provide recommendations to lawmakers.

• Provide suggestions for future business practices for property management companies..

Methodologys

Research findings

• Those in need of elderly nursing care services are more willing to pay for value-added services.

• The higher the income, the higher the willingness to pay additional fees for property management services and technology.

• If the residence status is freehold, it is more acceptable to pay additional service fees for property management.

• Although the acceptance of the intelligent services (ex: smart app rate is high), it is believed that the services should be included in the basic management in the fee.
